Former Westside Pavilion Macy’s Stripped for Office Conversion

The Westside Pavilion’s former Macy’s department store has been gutted, as developer GPI Companies moves forward with plans to convert the 1960s structure into an office campus.

The three-story edifice, located at the southwest corner of Pico Boulevard and Overland Avenue, has been empty since 2017.  GPI Companies, which bought the property in early 2017 for $50 million, began work last year on a $180-million development that will transform the building into 230,000 square feet of office space.

HLW International is designing the project, called the West End, which retains the building’s International Style exterior while adding floor-to-ceiling glass and a multi-story courtyard within to provide natural lighting.

GPI Companies expects to complete construction in 2021.

The remainder of the Westside Pavilion mall, which is now shuttered, is being transformed by Hudson Pacific Properties and Macerich into a separate office campus called One Westside.  Google has pre-leased the entire 584,000-square-foot complex.

Other projects in development from GPI Companies include a mixed-use housing complex now taking shape in West Hollywood and a proposed 26-story apartment tower which would replace the current home of Amoeba Music.
